Leasing Information for Mirasol Club

Equity Members current with the Club may designate their tenant(s) who lease their home for four months or more as the beneficial user(s) of their Club membership no more than two times during a calendar year. A tenant may not have a higher category of membership than the equity member, and an owner’s privileges will not be reactivated less than four months into a lease. Furthermore, all tenants must be approved by the Club and Community Board of Directors and attend a Club orientation in order to obtain club privileges.

To begin the Club application process, tenants must submit a Mirasol Lease Transfer Form, a completed tenant application, and a non-refundable application fee to the Club and two a Mirasol release form at least 30 days prior to the lease start date. Thereafter a background/credit check will be performed on the primary tenants. Once approved, the tenant and owner will be notified by the Club and the tenant may complete the application process outlined below. Club Guidelines for Approval
1. At least 30 days prior to lease start date submit to the Membership Office:
a. Mirasol Lease Transfer Form (signed by the owner and all tenants),
b. A completed tenant application, (MasterCard or Visa required), and
c. A non-refundable application fee of $266.25 payable to Mirasol Club, Inc.
2. Once approved:
a. Submit an executed lease agreement,
b. Submit a $500, plus tax, transfer fee to the Club, and
c. Schedule an orientation with the Membership Office at 561.776.4949 extension 198.
d. Tenants will not receive Club privileges prior to an approval by the Club and CCMCA Board of Directors.
Please know that walk-ins are not permitted for orientations.
Gate Access
For community access and transponder activation, approved tenants must register with security. Tenants may purchase transponders or register to use the owner’s transponders at the Club orientation.Transponders are not refundable and may only be used by Mirasol residents. Automobile registrations are required for transponder use and purchases.
Club Fees, Charge Accounts and Delinquencies
A delinquent equity member account will result in suspension of the tenant privileges.Tenants must charge to their assigned membership account for the term of the lease. A current MasterCard or Visa copy is required on file with the Club at all times. Equity members are responsible for all charges incurred by the tenant that remains unpaid after the lease ends.
Club Privileges
Owner’s Club access and privileges are deactivated during the term of the lease. Tenants may not participate in Club Championship Tournaments. Golf tenants are not eligible to use a private golf cart and have a 5 day sign up for tee times.
Termination/ Extension of Lease
Tenant privileges and transponders will automatically terminate on the lease expiration date on file.At the termination of the lease, even if it is early, the tenants must inform security.Owner’s privileges will not be reactivated less than four months of a lease term. Owners need to re-register with security for community access after a tenant has moved out.Owners need to re-register transponders with the Membership Office for reactivation. Extensions/early dismissals must be submitted in writing by the owner and tenant to the Club prior to the lease expiration date. Extensions received after the termination date will result in a $250 charge to reactivate tenant Club privileges.
